AGENDA
1. Call to Order / Pledge of Allegiance
2. Establish a Quorum
3. Waiver / Reading of minutes of previous meeting -- Waived.
4. Review of Financial Statements [F. Miles] -- Sentry was late with the
January financials, so the report was incomplete. It was reported
the balance in
the Contingency Fund is $12,071.
5. Old Business
- SWFWMD Swale
Reconstruction Project
- Review Letter sent
to homeowners
- Review Association
Attorney Opinion Letter
- Discussion --
Affected Lot Owner Responsibility -- Engineer sketches were reviewed
with homeowners. It is unclear if SWFWMD would approve the
current plans, which swerve the swale around trees in the
easement. It was decided that the affected homeowners can begin a
holding pattern until the Board determines if the current plans will be
approved by SWFWMD.
- Lean-To Structure -- Stephanie Chapman, Property Manager,
will speak with the homeowner to determine what was communicated to him
by the previous property manager, if anything.
- Action Items Review
[A. Stadlin] -- Four open items
were reviewed.
- Activities Planning
[L. Fioretto] -- Lee reported that the Garage Sale is
already organized and coordinated. Lee said so far he has one
volunteer for the Spring Picnic.
- ARC [L. Fioretto] -- Lee reported that one home was being
repainted without an
approved ARC form, and another home was constructing
a wooden structure without an
approved ARC form. Stephanie
Chapman, Property Management, will follow-up with those homeowners.
- Common Grounds [C.
Quehl] -- Claudia raised some issues with the
fertilizer vendor. After discussion, no action was taken.
Claudia also discussed the Common Grounds Report.
- 2007 NEG [C. Quehl] -- Claudia reported that Jeanine Balsis
volunteered to resubmit the lighting proposal into the 2007 process for
possible approval.
- Maintenance -- Claudia reported that Len Lesjak had
to replace the front lighting fixtures again. He is using cheap
fixtures which do not last very long. However, the Board felt
that more expensive fixtures would be stolen.
